For over 30 years, RappCM has been delivering luxury custom homes and historic home renovations around the Upper Hudson Valley of New York.
Our humble beginnings started with Joe Rapp in the 1980’s. As a carpenter, he evolved into custom home building and built his reputation for 20+ years. When Joe was ready to retire, he passed the reins to his mentee, Aaron Smith. Aaron has continued to preserve & uphold Rapp’s legacy, providing high-quality custom homes for discerning clients around Hudson, NY.
Rapp specializes in working with clients who are based in New York City and are interested in escaping to a quieter, upstate lifestyle. Our experts can assist with land acquisition, architect recommendations & introductions, permitting assistance, and budget development. As a lifetime resident of the Hudson Valley, Aaron is an expert guide for clients transitioning from city life to a more laid-back, rural lifestyle.
Services
Construction Management and General Contracting
Construction Management as Agent (CM-AA)
In a CM-AA contract, Rapp serves as an advisor and manager for the project. The homeowner shares in the risk and pays all vendors and subcontractors directly. Rapp collects a lower management fee.
Construction Management at Risk (CM-AR)
As a CM-AR, Rapp assumes the majority of the risk for the project and functions as the financial manager. The homeowner pays Rapp and Rapp pays all vendors and subcontractors, in exchange for a slightly higher management fee.
General
Contracting
(GC)
As a GC, Rapp is responsible for providing all the material, labor, equipment, and services necessary for the project’s construction, as well as project execution. This typically is performed on a Cost-Plus basis with the homeowner.
Commercial
General
Contracting
RappCM’s commercial general contracting services manage all aspects of construction projects for offices, restaurants, and retail stores. Rapp excels in providing comprehensive solutions for unique commercial properties.
