Aaron Smith is the Owner and Principal of Rapp Construction Management (RappCM). A lifetime resident of the region, Aaron began his career as a mentee to RappCM founder Joe Rapp, absorbing decades of hands-on craftsmanship before assuming leadership of the firm. Under his stewardship, RappCM has evolved into a sophisticated construction management partner capable of delivering highly complex residential projects ranging from $750,000 to more than $12 million
Known for fostering long-standing relationships with elite architects, designers, and craftspeople, Aaron approaches construction as both a discipline and a stewardship—balancing modern building science with the cultural and architectural legacy of the Hudson Valley. His work reflects a commitment to building homes that are not only visually compelling, but enduring, transparent, and responsibly executed. A regional pioneer in applying Construction Management as Agent (CM-AA) and Construction Management at Risk (CM-AR) delivery models to residential construction, RappCM offers homeowners a choice in the level of financial transparency, risk mitigation, and project control.

Construction Management and General Contracting
Construction Management as Agent (CM-AA)
In a CM-AA contract, Rapp serves as an advisor and manager for the project. The homeowner shares in the risk and pays all vendors and subcontractors directly. Rapp collects a lower management fee.
Construction Management at Risk (CM-AR)
As a CM-AR, Rapp assumes the majority of the risk for the project and functions as the financial manager. The homeowner pays Rapp and Rapp pays all vendors and subcontractors, in exchange for a slightly higher management fee.

Contracting
(GC)
As a GC, Rapp is responsible for providing all the material, labor, equipment, and services necessary for the project’s construction, as well as project execution. This typically is performed on a Cost-Plus basis with the homeowner.
